Found a place you’d love to call home, after considering other comparable properties, take a deep breath and make an offer!

  1. Avoid the temptation to make an offer before your finances are arranged and approved. Even though you may wish to secure the property, it’s safer to talk to your lending institution first.
  2. Ensure you have a legal advisor
  3. Once your offer has been accepted your solicitor will arrange for a copy of the contract of sale for the property you choose. You should then review and ensure that you are satisfied with the terms and conditions of the sale are reasonable and that you are in a position to meet those terms.
  4. Following your solicitors or conveyancer’s advice conduct a building and pest inspection to make sure you are aware of any major defects and pest concerns e.g.: white ant, termites and what they might cost to fix. You are now able to make an informed decision to proceed with the purchase of the property with help from your real estate agent.
  5. Once negotiations have been finalized, you will be required to sign the for sale contract and pay a .25% deposit. Your deposit will be held in a trust account until contracts become unconditionally exchanged.
  6. All offers are private and confidential and will not be shared with any person other than the Vendor and our office staff.

The Property Stock and Business Agents Regulation 2003 (Schedule 2, Section 3) states that any offer an agent receives must be submitted in writing to their owner by the agent. Should you choose to submit your offer in writing, Hilton Parkes Real Estate will present your offer to the owner of the above property. Hilton Parkes Real Estate must keep a copy of this form, for audit purposes.

Following discussion with the seller's agent, we advise that we are interested in buying the property subject to any further independent advice which we may seek.

We also advise that should someone else offer a price for this property that is HIGHER than the price stated above, we will NOT increase our price. The price stated is the HIGHEST PRICE we are prepared to pay.

In order to demonstrate both the sincerity and the FINALITY of our price, we declare that we do NOT require notification should another buyer offer a price higher than that offered by us. In such event, we understand that the property may be immediately sold to the other buyer. We will NOT pay more than the price already stated, therefore we do not require an opportunity to increase our price.

This declaration does not place any legal obligation upon us to purchase the property, even at the price stated above. Until such time as a formal contract has been signed by both the seller and us, there is no legal obligation for us to buy or for the seller to sell. We also understand that the amount of our maximum price will not be revealed to any person other than the agent and the seller.

This letter does not secure the property. This letter does not bind either party to the transaction.
